make sure to have some tough ass security. I go to the places around here with my family, and nothing makes me feel better than knowing that my kids are safe.

I'd be happy to help with a tractor deal or loader deal. (In the equipment business). Also be willing to help maintain the machinery (few of us love mud).

I personally prefer trails and obstacles to just a big mud hole. A wooded area with lots of hill climbs, off camber spots, and deep mud/or water crossings. Maybe some rock climbs or large boulders, and log bridges to play on as well. I've always preferred obstacles and an actual ride as opposed to just a big mud pit to get dirty in.

If you want to commercialize it a bit, maybe a camp area and truck wash.
