I have 44 acres right now, and may potentially expand it to 150 acres.
It's low and tends to get muddy.
My intent initially is to entertain a weekend spot with the occasional "special event" weekend.
As for having a place for both ATVs and Off-Road vehicles, that could play into it as well.
However, I may not have enough land for a real viable "off-roading" spot.
Will need to pick up a tractor and dozer as well.
Bathrooms, showers and a cleaning area is feasible as well.
Will likely have a snack-shack and basic parts store on the property (oil, filters, plugs, grease, gear-lube, etc).
Keep the ideas coming.
