Anyone know anything about evictions?
Need to get rid of the paint and body guy we rent to. Hasn't paid his rent and appears like he is not going to. According to our contract we have the right to terminate lease agreement.
Any ideas? How do I do this? I plan on locking all doors and changing all locks next week.

call the sheriff's department or police department if it is within city limits and tell them you need an officer to come with you to do an eviction. It's quite simple really he shows up, tells your guy he needs to leave or he will be thrown in jail. You change the locks A.S.A.P. and you call it a day. I don't think you need any kind of legal documentation or anything like that if you are the owner to evict a tenant.

Fun fun. Does the guy have to be there? One of his employees will be there. He is almost NEVER there anymore. He just got paid alot of money and left again. Did not pay his employees, rent(again) etc.

Umm, not sure about commercial stuff, but it's not too easy to evict someone from a residence.

I had a friend dealing with a residence eviction and it was not pretty. But I would assume a commercial would be easier. I am gonna call the popo now and see what's up.
And with him gone I get two bays and a paint booth to myself! W00t!

Do not change his locks and remove his stuff, he could actually sue you for this.
You must post a three day notice on his door. After the three days are up you must posta eviction notice on the door. Once that notice expires you can then proceed with the eviction.

I am posting his warning letter prob on tuesday. Once we finish installing all the camera with night vision enabled. He has gotten real shady. Want to have proof if he tries osomething!
