Yet Another TOTD Homeowner
After much searching, plenty of dissapointment, and a dead rat on a kitchen floor...Suzy and I closed on a townhome in Brandon today. Big thanks to Scott for bearing with us through our many trips through the ghetto and various shit holes.
This place needs a little bit of cosmetic work (paint, flooring, bathrooms facelifted, etc.), but overall it is a great little place in a decent area. Hoping to live there for a few years then rent it out.

Good luck man. I closed on the 30th of November and for the past two months I've been ripping out floors, painting, sanding, caulking, you name it. Almost friggin' done but talk about a headache. My advice to you, whatever you thought it was going to cost, whatever time you thought it would take to finish it up, triple it.

1) Don't buy paint at Walmart
2) Only buy paint where it's electronically matched and mixed.
3) Only buy a quart at first and then buy the rest once you've tossed it up on a wall and like the way it looks (I've got a few gallons of ugly paints sitting in the garage)
4) Sherwin Williams paint is awesome. You can get their Premium satin finish paints for around $22 a gallon (if you haggle).
5) Power rollers will rock your damned world.
6) Buy lots of painter's tape. You might have a good hand but there's no way in hell you'll be able to get a straighter line than with tape.
7) Buy me beer (Just because).

1. Use fabric softner on the wallpaper, simply sponge it on and let it sit for an hour, the paper peels right off.
2. Use a basecoat in the bathroom, Killz works best.
3. Get one of those little plastic "edge painters", my god those are the shizit.
4. Drink beer AFTER painting... not at 9am before you start...

5. Buy me a beer... just because.
