I may be in a position to open up a bit of land for a "Mud Hole" of sorts.
Looking for input.
What have you seen / heard that worked well?
What have you seen / heard that did not work well?
How much land?
What type of terrain?
What amenities / concessions?
Please feel free to post up your thoughts and or comments.... looking for Pros & Cons.

It depends on what kind of events you want to have. Do you want a weekly event or just a special event 2-4 times a year? If its a weekly thing it can be on a smaller property. The biggest compliant about most places is bathrooms. If you are going to have ATV's and trucks keeping them separated is not a bad idea if you have the space.

it takes alot of MUD duh, naw im just kidding let me know when you open this up i have a few friends with some big trucks that know alot of other people with big trucks

I have 44 acres right now, and may potentially expand it to 150 acres.
It's low and tends to get muddy.
My intent initially is to entertain a weekend spot with the occasional "special event" weekend.
As for having a place for both ATVs and Off-Road vehicles, that could play into it as well.
However, I may not have enough land for a real viable "off-roading" spot.
Will need to pick up a tractor and dozer as well.
Bathrooms, showers and a cleaning area is feasible as well.
Will likely have a snack-shack and basic parts store on the property (oil, filters, plugs, grease, gear-lube, etc).
Keep the ideas coming. :-)

I would say 44 would be good as long as its not a special event 2 times a year like Mudfest. but 150 never hurt i dont know your financial situation or anything but people will wander way out into your stuff unless u secure it.
It would be cool to have one every weekend and i always liked the idea of a swap meet style thing too with a bunch of people sellin their stuff. Like others said: BATHROOMS and idk how your land is devided up but maybe a couple food stands( you'd make killer on sweet tea it cost like a dollar to make 5 gallons and they sold a cup for 2$ at mudfest) shit like that.
A combination of good senic routes for ridin and a lot of mud even a sand pit for some people.
Staff. couple people to let them in, couple people riddin around. the less people you got the bussier you would be unless you turned this into a family thing which would be sweet. Think: if you charged, say 10 a person and say 50 families showed up with say 3 people each thats 1500 a day plus food they buy yatta yatta. I've never been to an official mudhole thing so idk how it works...Im just thinkin out loud wishin i could do this lol.

I'd be happy to help with a tractor deal or loader deal. (In the equipment business). Also be willing to help maintain the machinery (few of us love mud).

I personally prefer trails and obstacles to just a big mud hole. A wooded area with lots of hill climbs, off camber spots, and deep mud/or water crossings. Maybe some rock climbs or large boulders, and log bridges to play on as well. I've always preferred obstacles and an actual ride as opposed to just a big mud pit to get dirty in.
If you want to commercialize it a bit, maybe a camp area and truck wash.
