View Full Version : Need Serious Opinions And Ideas

Well, this is a rather big isue for my friend (and hopefuly future buisness partner) Paul and I. For a couple of years now we ahve been dwelling and planing on the idea of going to school and later opening up, well, a unique place of buisness. Now the ball is finaly rolling and we are preparing to go to tech school, probubly UTI. Our idea is after we are done with school and have some knowledge and skills, we want to open a place similar to the police vehicle training lot in St. Pete where Nasa-X dose autocross events. Aprox 2 acre lot along ulmerton that belongs to my friends parents, may be the location of our future buisness.

The first step to our idea would be to pave all or most of the area so we can begin alowing small events to take place there (autocross, drifting, ect.) Now the problen that lies there is zoning. How hard can it be to get zoning for such a place of buisness? Now mind you that there is a machine shop (Heniflet Precision Products) that runs late at nite there but i can imagine that tires howling outside would be much more noticable. Is there a petition that we can make that would actualy pose as some kind of proof that this idea would help keep drifting off the streets and into a safe legal invoronment? It seems there is nowhere in P.C. to do this.

Then much later we hope to start a shop and mabey our own line of products.

Didnt know where to put this so feel free to move if you think it will gain more attention there.

I know there have been similar threads to this but this is searious, Paul and I are dedicated to persuing this dream.

Sorry for the long-winded post, but there is simply too much to say at the time about this. I realy need input from all of you who would seariously consider help in the making of this. All I need is legal info, ideas, thoughts, constructive critisism, other questions that should be asked, ect...

i am going to say it will be near to impossible to get that zoning along ulmerton. dont get me wrong i would LOVE it. I think you might aim for and area just outside of tampa where the undeveloped areas are. I understand you already have a property though. Look into the value of the original property and look at cost of property somewhere less congested. might be able to get something workable. goodluck

What actualy prevents someone from geting the right zoning for something like that, the noise? Or it is something else?

Yea, call the city. Be prepared to spend a lot of money "convincing" the city council to change the zoning, if they even will. If there are houses close by, it will be close to impossible.
Primus built a test track in off of 41 in Manatee county in the middle of an industrial area surrounded by Orange groves and people still complain about the noise. Good luck, let us know how is goes.

noise ordinances and safety issues (dangerous activities capable of causing fire)

you better get this shit done within the next 6 months
if you really want, because people are already working on it.

Okay, I have an idea about the noise issue and might help with safety too. If you have ever seen a house right on the courner of an intersection, sometimes people will make a mount of dirt thats angled in a way that it reflects the street noise away from the house and up into the air. If I did that on the side of the land but facing inward instead of outward mabey it would help keep the noise down? Plus it would act as a barier if a car went off course. Do you think that would be effective?
